If every house you tour gets a “Looks great!” from your agent, who is helping you spot the problems? Buying a home in Las Vegas is one of the biggest financial decisions you will ever make. You deserve more than a cheerleader. You deserve a buyer’s agent in Las Vegas who is looking for the reasons a house might be wrong for you, not just the reasons it might be right. Most of my job happens on the days you don’t hear from me. Here is what that work looks like at every stage of buying a home, from the first search to the final walkthrough.


Before the Search: Finding Homes Before They Hit the MLS

Most agents set up an automatic listing alert and wait. By the time a great home shows up in that alert, every other buyer in Las Vegas has seen it too. I work the other side of the market. I stay in touch with listing agents, builders, and homeowners so I hear about coming soon and off market homes before they reach the MLS (Multiple Listing Service). That early look can mean a private showing, less competition, and more room to negotiate. And honestly, finding the house is the easy part. What comes next is where a buyer’s agent earns their keep.


Before You Tour: Reading Seller Disclosures and HOA Documents

Listing photos are styled. Problems are not. When they’re available before a showing, I review the seller’s disclosures and any available HOA information before you ever walk through the home. That is where the real story lives:

• Past water damage, roof repairs, or foundation work

• Known issues with plumbing, electrical, or HVAC systems

• HOA fees, reserve funds, and any special assessments coming up

• Rules on rentals, pets, parking, or exterior changes that could affect how you live


If something in those documents is a dealbreaker, you hear it from me before you fall in love with the kitchen. That saves you time, money, and a lot of heartache. Now for the money part.


Before We Make an Offer: Pricing With Real Sales Data

Asking prices are a seller’s hope. Closed sales are the market’s answer. Before we talk numbers, I pull what comparable homes in Las Vegas actually sold for, not what they were listed at. I look at condition, square footage, lot size, and days on market so we know what the home is truly worth.


Then I call the listing agent and learn what the seller needs. Sometimes it is price. Other times it is a quick closing, a flexible move-out date, or simply greater certainty that the transaction will close. When we know both the value and the seller’s priorities, we can write an offer that wins without overpaying. That is how you get the house and still feel good about the price a year later.


After We Are Under Contract: Managing Every Deadline to Closing

Most buyers think the hard part is over once the offer is accepted. Under contract is the middle, not the end. This is where deals quietly fall apart, so I hold every date:

  1. Home inspection. I attend, review the report with you, and negotiate repairs or credits on anything that matters.

  2. Appraisal. If the appraisal comes in low, I help you understand your options and push back with sales data when it makes sense.

  3. Title. I stay in contact with the title company so liens, survey questions, or ownership issues get handled early.

  4. Final walkthrough. We confirm agreed repairs are done and the home is in the condition you expect before you sign.


You should never have to wonder what happens next or which deadline is coming up. That is my job to track, not yours.

None of this is fun to post about. It is just the part that decides whether you get the house, and whether you are still happy in it a year later.
